Brushed Clean | ABN 77 533 491 632 | Last updated 12 August 2026
1. Definitions and Interpretation
1.1. The Company, We, Us, or Our refers to Brushed Clean ABN 77 533 491 632.
1.2. The Client, You, or Your refers to the person, firm, or entity engaging The Company for the Services.
1.3. The Services means the cleaning tasks provided by The Company, as outlined in the formal Quote or Service Agreement.
1.4. The Premises means the property or location where The Services are to be carried out.
1.5. Scheduled Time refers to the time listed on the booking confirmation (e.g., 1:00 PM).
2. Scope of Service and Quality Guarantee
2.1. Scope of Work: The specific tasks are defined by the Quote. Included tasks generally comprise dusting, wiping, scrubbing, scraping, polishing, squeegeeing, chemical application, vacuuming, and mopping.
2.2. Quality Guarantee: We provide a free re-clean of spots missed if notified within 24 hours of completion. The re-clean will be performed within 72 Business Hours of receipt of notification.
2.3. Variations: We reserve the right to adjust pricing for “Heavy Dirt” (excessive staining, mould, or debris) or hazardous conditions. We will discuss these concerns with you prior to proceeding.
2.4. Limitations: The full removal of permanent odours or deep-set stains is not guaranteed.
2.5. Pricing Basis: Our fees for recurring and fixed-scope cleans are charged as a fixed price per visit for the agreed scope of work and priority areas set out in your Quote. These Services are not charged, measured, or guaranteed by the hour or by any set duration. Where time is limited on a given visit, we complete your highest-priority areas first, as agreed with you.
2.5.1. Hourly-Rated Cleans: Some smaller, once-off cleans are instead quoted on a per-cleaner-hour basis, shown on your Quote as a set number of cleaner-hours at our current hourly rate (plus GST). For these cleans, the booking covers the quoted number of cleaner-hours rather than a fixed scope; we work through your priorities in order and continue until the quoted hours are used. Where the work cannot be completed within the quoted hours, we will let you know; additional hours are worked only by agreement and are charged at the same rate. The quality guarantee in clause 2.2 covers the work we have carried out and does not extend to areas not reached within the quoted hours. Where a clean is quoted on this basis, the hourly basis stated on your Quote applies in place of the fixed-price basis in clause 2.5.
3. Service Appointments and Access
3.1. Attendance: Services can be performed whether the Client is present or absent.
3.2. Arrival Window & Flexibility: Due to traffic and roster dynamics, we require an arrival flexibility of 1 hour before and 1 hour after the Scheduled Time. Example: For a 1:00 PM booking, we may arrive between 12:00 PM and 2:00 PM. We request that access be available from the start of this window (12:00 PM) to allow for early starts.
3.3. Delayed Access: We provide a 15-minute grace period from the Scheduled Time. If access is delayed beyond this grace period:
- Reduced Clean: We may complete a reduced scope of work to finish within the originally scheduled window. The full-service fee remains payable.
- Extended Stay: If our schedule permits and we agree to stay late to complete the full clean, a Waiting Fee of $1.00 per minute, per cleaner will apply to the additional time.
3.4. No Access (Lock-out): If we cannot access the premises within 20 minutes of the Scheduled Time and have not heard from you, the appointment will be cancelled, and a 50% Lock-out Fee will apply.
3.5. Cancellations & Rescheduling:
- General: We require 24 hours’ notice. Cancellations made with less than 24 hours’ notice incur a 50% fee.
- NDIS: 7 Business Days’ notice is required, or a 100% fee applies.
3.6. Utilities: The Client must ensure adequate lighting, electricity, and hot/cold water are available.
4. Supplies and Equipment
4.1. Standard: We provide professional equipment and chemicals.
4.2. Client-Provided Products: If we use your products, we provide no guarantee on the result and accept no liability for damage caused by those products.
4.3. Consumables: The Client is responsible for providing toilet paper, paper towels, soap, and tea towels. A toilet brush must be provided for each toilet.
5. Liability, Damage, and Waivers
5.1. Public Liability: The Company maintains current Public Liability Insurance.
5.2. Valuables: The Client must secure or remove all jewellery, cash, electronics, art, and fragile items. We accept no liability for damage to items not secured.
5.3. Surface Waivers: We aim to clean every area to a professional standard. The points below cover surfaces where age or existing damage can limit the result, so there are no surprises. By accepting this Quote, the Client acknowledges and grants a release of liability for:
- a) Glass: Scratches on tempered glass or pre-existing damage revealed by cleaning.
- b) Appliances & Hard Surfaces: Scratches, etching, or dulling revealed after grime and residue are removed from surfaces such as cooktops, ovens, dishwashers, fridge doors, splashbacks, and stainless-steel sinks.
- c) Natural Surfaces: Damage to marble, granite, or wood that was not properly sealed.
- d) Sealants: The disturbance of old or improperly cured silicon/grout in wet areas.
- e) Brittle Plastics: The cracking, snapping, or crumbling of aged, heat-affected, or UV-damaged plastic components (such as bathroom exhaust fan covers, HVAC intake vents, and light switches) under standard cleaning pressure.
- f) Wall Coverings (Paint & Wallpaper): The removal, flaking, or fading of paint, or the peeling of wallpaper, when standard cleaning methods are used to remove built-up marks or scuffs.
- g) Fixtures & Hardware: The loosening, snapping, or detachment of aging, rusted, or improperly installed fixtures (e.g., tapware, towel rails, shower screens, light fittings, and door handles) under normal cleaning pressure.
- h) Window Furnishings: The snapping or tearing of blinds, cords, or curtains that have become brittle or weakened due to age and prolonged sun exposure.
- i) Soft Furnishings & Flooring: Pre-existing wear, discolouration, or fabric shrinkage revealed after the removal of dirt, or the lifting of poorly laid carpet, vinyl, or floorboards.
- j) Stain & Mark Removal: The alteration of a surface’s texture, finish, or appearance (such as dulling or micro-abrasions) caused by the chemicals or abrasive methods required to lift stubborn stains. We exercise professional judgment onsite to balance the aesthetics of leaving the mark against the necessary impact of removing it.
- k) Lacquered & Varnished Timber Cabinetry: On polished, varnished, or lacquered timber - commonly kitchen cabinet doors, especially around handles - long-term oily or greasy residue can bond into the coating itself. Cleaning may lift some but not all of this build-up, and the surface can appear patchy, streaked, or dull where residue has penetrated the finish. We use professional judgment to improve the look without stripping or softening the coating, and accept no liability for pre-existing residue bonding or an uneven finish that remains after careful cleaning.
- l) Venetian Blinds (incl. Timber): Blind slats - particularly timber venetians - may have taken on water, grease, or general splashes over time, leaving coatings weakened or already flaking. As the slats are wiped down with a soapy cloth, trapped debris can spread along the slats and onto the cords, and pale pull cords may remain discoloured afterwards. Established mould or staining may not fully lift. We clean these with care but accept no liability for coating flake, resistant staining, or cord discolouration caused by age, moisture, prior exposure, or the cleaning process itself.
- m) Residual Staining, Mould & Corrosion: We treat and scrub stained, mouldy, and corroded areas - including silicone and caulking, cooktop burners and bases, shower plastics, window and door sills, shower hinge caps, and toilet water inlets. Where staining, mould, or heat-baked residue has bonded into or beneath the surface, or where metal has corroded (including rust marks such as those left by aerosol cans), cleaning may reduce but not fully remove it, and some marking may remain. Cleaning cannot reverse existing corrosion or etching.
5.4. Installation Faults: We are not liable for damage arising from pre-existing faults (e.g., loose handles, wobbly light fittings).
5.5. Limitation of Liability (Indirect & Consequential Loss): Our responsibility is limited to performing the cleaning Services with due care and skill and, at our option, re-cleaning any area that falls short as set out in clause 2.2. We are not liable for indirect or consequential losses, or for third-party or downstream costs, that are not caused by our breach - including, for example, a delayed tenant move-in or move-out (such as alternate accommodation, removalist, or storage costs), a delayed or disputed bond return, rent or occupation costs from a delayed vacate, a property manager’s delay in completing a condition or exit report, delays in returning keys or granting other trades access, or a missed inspection. Where a delay or shortfall arises from a late booking, restricted access, unavailable utilities, weather, or other conditions outside our control, we are not responsible for the resulting costs. Nothing in these terms excludes, restricts, or modifies any consumer guarantee or right under the Australian Consumer Law that cannot lawfully be excluded.
6. Specific Exclusions and Limitations
6.1. Windows: Standard cleaning includes panes and silicon only. We clean inside and out where safely accessible; where a flyscreen cannot be removed or a window will not open, those areas may not be fully cleaned.
6.2. Ovens: We clean the oven ceiling, though some heating elements are fixed in place and access around them is limited, so the ceiling and any areas behind or under fixed elements may only be partially cleaned. On the oven’s internal door glass, streaked or run-like marks may be permanent damage - such as etching or residue baked between the glass panes - rather than washable grime, and may not come off.
6.3. Hazardous Materials: Cleaning of blood or human waste requires prior disclosure and incurs extra fees.
6.4. Safety: Cleaners will not move heavy furniture. For safety, aged, unstable, or damaged light fittings and fixtures will not be accessed or cleaned.
6.5. Smoke Detectors: High dusting near smoke and heat detectors - particularly in commercial spaces - can trigger a false alarm. Where detectors are monitored or connected to an alarm service, the Client is responsible for isolating or managing them before high dusting is carried out.
6.6. Ventilation: For steam cleaning, the Client authorises opening windows/doors and assumes all risk of third-party intrusion during the drying period.
6.7. Late Bookings & After-Dark Cleans: Bookings made at short notice give us less time to schedule staff and may fall within penalty-rate hours (evenings, weekends, or public holidays), which can affect availability and may be quoted at a higher rate. Where a clean is carried out after dark or in poor lighting, some detail work is harder to see and complete to the same standard - for example window tracks, cobwebs in high corners, and the insides of cupboards. We work to the best result the conditions allow, but for detail cleaning (especially windows and exterior areas) we recommend booking with daylight hours and adequate lead time. Areas that cannot be reasonably completed due to low light, weather, or access are not guaranteed.
7. Payment Terms
7.1. Residential: Payment is due within 3 days of the invoice date.
7.2. B2B/Commercial: Due within 7 days of invoice.
7.3. Late Fees:
- Interest: 12% per annum, starting 4 days after the due date.
- Admin Fee: A $30.00 charge added every 30 days an invoice remains overdue.
- Debt Recovery: The Client is liable for all reasonable costs we incur recovering overdue funds, including collection-agency fees and legal costs.
7.4. Transaction Fees: If you choose to pay via credit or with debit card, your payment will incur a merchant surcharge. The exact surcharge amount will be calculated and displayed to you at the time of payment based on your chosen payment method:
- Standard Domestic Cards (Credit/Debit): 30 cents plus 1.9% fee (1.7% Stripe and 0.2% ServiceM8) per transaction.
- International Cards: Subject to standard international processing rates 3.7% (as at 18 April 2026) plus premiums varying depending on the country of origin.
- Regulatory Update: In compliance with the Reserve Bank of Australia (RBA) and ACCC regulations, all credit and debit card surcharges will be completely removed effective October 1, 2026. Any payments processed on or after this date will not incur the merchant surcharges listed above.
7.5. Deposits: Some Quotes - including end of lease, pre-listing, pre-sales, deep cleans, and other larger or once-off jobs - require a deposit to secure the booking. Where a deposit applies, it will be stated on your Quote. Unless stated otherwise, the deposit is 50% of the quoted total (including GST) and is payable on acceptance of the Quote; acceptance of the Quote is taken as agreement to pay the deposit. Your booking is confirmed and your time reserved only once the deposit is received. The deposit is credited toward your final invoice. If you cancel or reschedule with less than the notice required under clause 3.5, the deposit is retained to the extent of the cancellation fee payable under clause 3.5. Where you cancel or reschedule with the notice required under clause 3.5, or where we cancel, the deposit is refunded in full or held against a rescheduled booking, as you prefer. The balance is then due in accordance with clause 7.1 or 7.2.
8. General Provisions
8.1. Non-Solicitation: The Client agrees not to independently employ any Company staff or subcontractors for 12 months following the last service date.
8.2. Privacy: We keep your personal information secure and use it to perform and administer the Services, meet our legal obligations, and - where noted below - to verify and promote our work. We do not sell your personal information.
8.3. Photos & Marketing: We may take before/after photos of the work areas for quality checks and marketing. These focus on surfaces and results, not people or valuables, and we won’t publish identifying details of you or your address. Let us know before the visit if you’d prefer we don’t use photos of your property for marketing, and we’ll respect that.
